From the initial concept through occupancy approval and commissioning, we manage deadlines, completeness of submissions, and coordinated communication with public authorities and statutory stakeholders (DOSS).

What We Do
- EIA – Environmental Impact Assessment
- We coordinate all required documentation and statements from relevant parties, and maintain clear tracking of comments and EIA document versions.
- We manage key process steps—including the public hearing and follow-up updates—so subsequent project phases can proceed without avoidable delays.
- Building Permit (SP)
- We check the Permit Documentation (DPZ) for compliance with application requirements and authority templates.
- We compile mandatory annexes such as protocols, expert assessments, fire safety reports, and H&S documentation (from a process and submission perspective).
- The service also includes preparation of files for the Builder’s Portal (Portál stavebníka) and checks of formats, file sizes, and folder/file structure prior to electronic submission.
- Occupancy Permit / Change of Use
- We compile inspection reports, tests, and protocols, and maintain a clear log of defects and outstanding items (A-list).
- We prepare handover documentation for HOTO (handover and takeover), including minutes and supporting annexes required to start legal use of the building.
- Occupancy Approval / Final Inspection
- We coordinate the final inspection and communication with the relevant authorities.
- We deliver a complete handover package including as-built documentation (DSPS), inspection reports, testing protocols, and operating manuals.
- We work with the D-14 checklist and close the process with a structured final handover.
