BIM
The ABMV Approach
At ABMV, BIM means more than a 3D model. We treat it as building information management — connecting data, models, and reporting into one functional system. To keep the BIM model truly usable during construction, we work in a controlled Common Data Environment (CDE)where changes, revisions, and handovers are tracked with a full audit trail. We actively link BIM processes to site coordination meetings, change control, handover and takeover (HOTO), and as-built documentation (DSPS). This ensures a smooth, traceable flow of information from design through construction to facility operation.
What We Do
- BEP (BIM Execution Plan) – Creation and management of the document defining BIM rules, data structure, roles and responsibilities (RACI), and measurable KPIs (e.g., clashes, RFIs, changes, time savings).
- CDE (Common Data Environment) – Selection, configuration, and implementation of the data environment for sharing project information, version control, access rights, and audit trail. Includes standardised exports in IFC, BCF, and XLS.
- Model coordination – Regular clash detection, issue management, and approval workflows, including monthly coordination reports for the investor and project team.
- Revit library & parameter standards – Setup of consistent standards for elements, materials, and metadata to ensure continuity across disciplines and project phases.
- Exports & deliverables – Two-way workflows between BIM and Excel for schedules, BoQ, budgets, and reporting—parameter mapping tailored to the project and investor requirements.
- Visualisation & VR – Fast 3D previews and decision-support visualisations, including VR walkthroughs in Lumion or comparable tools.
- Data handover (DSPS) – Preparation of a structured handover data package: file lists, metadata, DSPS completeness checks, and test imports into CAFM/CMMS systems.
Key Benefits
- Consistent data across the project lifecycle – From early design through construction to building operations, everyone works with one up-to-date source of information.
- Fewer clashes and changes during construction – Structured model coordination, clash workflows, and issue management reduce unplanned changes.
- Audit trail and traceability – All changes, revisions, and approvals are recorded in the CDE and can be retrieved at any time.
- Efficient reporting and data handling – Excel exports, clear schedules, and KPI reporting give investors comparable, decision-ready numbers.
- Design aligned with real conditions – By combining BIM with mobile 3D scanning (3D GeoScan), we work with verified as-built data - not assumptions.
Our Advantages
- Integrated data-driven delivery – We connect BIM models, project data, and reporting into one environment supporting design, construction, and operations.
- Fully auditable processes – Every change and approval is recorded in the CDE, ensuring transparency and traceable decisions.
- Clear, open deliverables – We work with RVT, IFC, DWG, Excel, and PDF so outputs remain usable across disciplines and tools.
- Real-world implementation experience – We apply BIM not only in design, but also in construction management, DSPS handover, and asset operations.
- Structured KPI reporting – Clear metrics and consistent reporting replace guesswork and subjective evaluation.

FAQ
We begin by creating a BEP skeleton that establishes the essentials: roles and responsibilities (RACI), naming conventions, data structure, and the coordination workflow. We then develop and refine the standards based on the project size and its current phase.
